Some Pokemon Go players will have access to a 'Sightings' tracker, while others might get an improved 'Nearby' tracker. It has also been discovered the some users might get both or neither.
The 'Sightings' tracker lists a bunch of nearby Pokemon with a grass on the icon. The 'Nearby' tracker on the other hand, which can be accessed by some players by hitting the view button, which opens up the map screen lists Pokemon in the general vicinity. The screen will zoom in to a nearby PokeStop in relation to the player's avatar.
According to sources at Niantec Inc, the update is still in testing phase and players may experience some difficulties.
Pokemon Go players in San Francisco are reportedly able to avail of the Nearby tracker.

According to the video embedded above, upon selection, the meter now shows a Pokémon next to a picture of a PokéStop. Tapping one of the highlighted nearby Pokémon shows its silhouette and attached PokéStop, and choosing the "view" option then zooms out to show exact location.
A number of footprints indicating distance then appears on top of it to aid in more precise hunting.
