The counselling programme started by Maharashtra Real Estate Regulatory Authority (MahaRERA) is gaining traction as both home buyers and developers are regularly seeking help from the authority. When the counselling program was initiated in February 2023 by the MahaRERA at its headoffice in BKC, there were about 100-150 help seekers per month, including homebuyers and developers. Now it is aiding about 300-350 visitors per month.

"The counselling system is designed to provide guidance on issues such as delayed possession, discrepancies in housing quality and project completion challenges. Situated on the fourth floor of MahaRERA's BKC headquarters, two senior officers with in-depth knowledge of laws and process concerning building development are available during office hours to offer assistance," said an official spokesperson from MahaRERA.

Homebuyers grappling with post-registration issues or seeking clarification on how to address concerns such as project completion problems express satisfaction with the guidance received from MahaRERA. Among those seeking help from the programme, about 70-75 percent are homebuyers and 25-30 percent are developers.

For developers, compliance with quarterly and annual form submissions is a key focus for MahaRERA, with stringent enforcement. This programme is particularly beneficial for developers who may not be fully versed in regulatory provisions. It also aids new developers in project registration procedures and required documentation.

As the number of people seeking help continues to rise, feedback from both homebuyers and developers suggests a positive reception to the system. This initiative underscores the importance of proactive measures in addressing challenges within the real estate regulatory landscape.
