According to the police, Birla Estate Company owned five flats in a tower near Punamiya hospital in Dadar. The company wanted to sell these flats, hence they conducted a bidding process to sell them.

Dedhia won the bidding process for all five flats as he was the highest bidder. Later, a term sheet for all the flats was signed in his name. However, since he failed to make the payment for the flats in the stipulated time, the company decided to cancel the deal.
Then the company sold three of the flats. The 52-year-old complainant, who works as a public prosecutor and lives in Lower Parel, got to know about one of the remaining two flats on sale through estate agent Sharma. She contacted Dedhia through him to buy the flat. She paid Rs 75 lakh as the token amount to Dedhia through six cheques. The payee name was left blank.
"Dedhia did not reveal to the complainant that the flat belonged to Birla Estate Company. He deposited one cheque of R25 lakh in the Birla company's account claiming to them that he was returning the money he owed them. The remaining five cheques of R10 lakh each he deposited in five different companies' accounts. These are suspected to be linked to him. When the complainant received the term sheet for the flat from Birla Estate Company, she got to know that it didn't belong to Dedhia. She then contacted the company officials and made an independent deal with them for the flat for Rs 2.72 crore and made the rest of the payment (other than Rs 25 lakh that she already paid)," said a Dadar police official.
"When the complainant demanded her R50 lakh from Dedhia, he refused to return it and even threatened her. She then complained to Dadar police. Based on her complaint we registered the case against Dedhia and Sharma," the officer said. Dedhia and Sharma have been booked under Sections 406, 420, 465, 467, 468, 471, 506 and 34 of IPC for cheating, criminal breach of trust, forgery and threatening. The investigation is underway and soon the accused will be arrested," another officer said.
