Over 300 housing projects in state about to become insolvent, says MahaRERA

A total of 314 projects registered with the Maharashtra Real Estate Regulatory Authority (MahaRERA) are undergoing proceedings at the National Company Law Tribunal (NCLT) under the insolvency and bankruptcy code. The real estate regulator has published the list on its website to prevent homebuyers from getting deceived. The insolvency and bankruptcy proceedings have been initiated by various banks, financial institutions, and other entities extending lines of credit to the real estate sector. “In these 314 projects, significant investment has been made. Of them, 56 are ongoing projects with an average registration of apartments at over 34 per cent. Likewise, among the balance of 194 projects that are lapsed, the average registration done is over 61 per cent. The balance 64 projects have been completed, with a registration rate of 84 per cent for the apartments,” pointed out a MahaRERA official, confirming the number. MahaRERA has initiated several measures to keep a check on all real estate projects. Not only the information shared by the developers is verified, but also keeps itself abreast with the project’s status through other sources. The list of projects facing proceedings in NCLT has been compiled based on information obtained from various sources and verified through the relevant authorities as well, the official added. Suburban Mumbai tops the list The issue is serious, especially about the investments made in the lapsed projects. Of the 88 projects in Suburban Mumbai, 51 are 70 per cent invested. Similarly, in Pune, of the 50 projects, 75 per cent of 45 projects are already booked. In Thane, 52 out of 106 projects have investments of 50 per cent. In Palghar, 16 out of 18 projects are 74 per cent booked. In Solapur, all the 5 projects have 87 per cent investment. In Nagpur, both the projects have 60 per cent investment and the sole lapsed project in Chhatrapati Sambhajinagar is 55 per cent invested. Additionally, out of the 9 lapsed projects in Mumbai City, 2 of them already have an investment of 68 per cent. In Nashik, there is a 34 per cent investment in all the 3 lapsed projects. Whereas, in Raigad, of the 15 lapsed projects, 13 are 32 per cent invested. Of the 56 ongoing projects, 21 are from Mumbai suburbs (with 38 per cent investment), 20 in Thane (28 per cent investment), 6 in Mumbai City (31 per cent investment), 5 in Pune (41 per cent investment), 2 in Palghar (65 per cent investment), 2 in Raigad (9 per cent investment) and 1 in Ratnagiri (nil investment). Among the 64 completed projects, 35 are in Thane and 18 in the Mumbai suburbs. Additionally, there are 9 projects in the Haveli area and 2 in Pune. The total percentage of registration done is 91 per cent for housing projects in Thane, 87 per cent of the apartments in Mumbai suburbs are registered, and 96 per cent in the case of projects in Pune. On average, 84 per cent of the apartments in all the completed projects have been registered. “It is unclear if these 314 projects undergoing insolvency and bankruptcy proceedings are still accepting new customers. Hence, to ensure transparency and prevent homebuyers from getting deceived, MahaRERA has compiled the list and published it on its portal, as it is of the view that it will help in alerting and guiding people. MahaRERA has appealed to the homebuyers to go through the list before purchasing a home,” the official stated. 'Ensuring buyers' investment is safe' “MahaRERA is consistently working to ensure that homebuyers' investments remain safe and protected. MahaRERA has compiled this crucial information of the projects undergoing insolvency and bankruptcy proceedings from various sources and has also verified the same from NCLT’s website. A comprehensive and compiled list has been made public for the larger interest of the homebuyers,” said Manoj Saunik, MahaRERA Chairman. MahaRERA Chairman Manoj Saunik “The list of 314 projects undergoing insolvency and bankruptcy is part of the efforts to alert the homebuyers and prevent them from getting deceived. In April 2023, MahaRERA brought out a district-wise list of 308 such projects, which proved to be helpful to several homebuyers. MahaRERA appeals to everyone to check this list before deciding on purchasing a property,” Saunik said.

Ratan Tata's class: Warm, humble and down-to-earth

Abhishek Deshpande, a chemical engineer based in the US and a former neighbour of Ratan Tata, told mid-day, “He was a true gem. I felt he was genuinely warm and approachable, despite his status and wealth. It’s rare to find such people today. He exuded class like very few in his world. The first time I met Ratan Tata was when I was growing up in Mumbai. He was on his regular evening walk with his dogs at the United Services Club in Colaba. How down-to-earth can someone be? When he saw that I wanted to shake his hand, he stopped and talked to me about my school.” The Udasi family from Bandra posted a tribute to Ratan Tata on the pet’s Instagram account “My father was in the Indian Army, and we used to live close to the United Services Club, where Ratan Tata was a member. He often visited the club for walks with his dogs, probably because he enjoyed the peace and quiet, with only restricted access for Indian forces officers and a select few civilian members. I’m glad he was a member. It was my first interaction with Ratan Tata, 24 years ago, but it remains a vivid memory. He stopped immediately when he saw this young starstruck boy just wanting to shake his hand and say hello. Remember, there were no ‘selfies’ back then, so the time spent was truly quality. He asked me what school I went to and what I was studying. He showed genuine interest in my educational aspirations, even asking what I wanted to study after my 12th standard,” Deshpande shared with mid-day. Other interactions Abhishek Deshpande, a former neighbour of Ratan Tata “I met him on a flight to Doha on Qatar Airways. He was seated next to me and my mum many years ago. It was lovely chatting with him, as we were the only ones in the cabin. We talked about our mutual love of dogs, art, culture, philanthropy, and much more,” PR professional Lorraine Khatau told mid-day. Mumbai-based author Savitha Rao said, “When I wrote my first book, I sent him a copy and requested a meeting through his office. Within a few weeks, I received a wonderful email from them. They mentioned that he was unwell and, therefore, meetings were restricted (and it was during the pandemic). They said they had shared my initiative with him, and he sent his best wishes. Ratan Tata is the gold standard for most people who aspire to do social work. So it meant a lot to get that message,” she said. Pet Instagram tribute The Udasi family from Bandra, who have a pet dog named Nino, posted a tribute to Ratan Tata on the pet’s Instagram account, Ninobabachronicles. ‘We met him and left feeling truly blessed’ A team of senior railway officials, who met Ratan Tata in 2016, said they felt blessed by the experience. Senior railway official Narendra Patil told mid-day that after meeting Ratan Tata, their team felt fortunate. “He offered us tea and greeted us warmly. It was his birthday. We met Ratan Tata on behalf of Railway Minister Suresh Prabhu to wish him on his birthday. When we informed him that we had come on behalf of the Government of India’s Ministry of Railways, he immediately invited us inside his house. We wished him, and I called Prabhu sir, handing the phone to Ratan Tata to offer his birthday greetings. He warmly offered us tea, and we left feeling truly blessed. Later, he even wrote me a letter thanking me for the birthday wishes,” Patil told mid-day. Patil and his team, who were part of the Central Railway's public relations department in Mumbai, proudly shared photos of their memorable meeting.

Heavy rain, lightning catch Mumbaikars off guard

On Thursday evening, Mumbai was hit by a sudden burst of heavy rain, strong winds, lightning, and thunder, catching many off guard after a dry day. The unexpected downpour disrupted daily routines, with citizens unprepared for the weather, as the monsoon retreat had begun around October 8. In response to the adverse weather, the India Meteorological Department (IMD) issued a nowcast warning at 8.25 pm IST on October 10. The advisory indicated that “moderate spells of rain were expected at isolated locations across Mumbai over the next three to four hours.” Mumbaikars caught in the sudden downpour at Sewri. Pic/Shadab Khan The IMD’s alert followed rapidly intensifying weather conditions as thunderclouds gathered over the city. While the exact impact of the rain was still being assessed at press time, early reports suggested disruptions to evening commutes and a risk of temporary flooding. Motorists, pedestrians, and Garba enthusiasts scrambled for cover as heavy rain, strong winds, lightning, and thunder hit the city. While some Garba dancers braved the downpour, continuing their celebrations in the rain, others quickly sought nearby shelter to stay dry. According to the Indian Institute of Tropical Meteorology, the Haji Ali area recorded the highest rainfall of 8.64 mm in 15 minutes (between 9.45 and 10.00 PM, as of press time).

State Cabinet urges Bharat Ratna for Ratan Tata

In early 2021, Ratan Tata intervened to stop a social media campaign demanding the country’s highest civilian award, the Bharat Ratna, for him. However, after his passing, the demand was raised again by the commoners and supported by the powers that be. On Thursday, the Maharashtra Cabinet passed a resolution urging the Union Government to posthumously bestow the Bharat Ratna upon one of India’s greatest industrialists and philanthropists. In 2008, Tata was chosen for the Padma Vibhushan, the second-highest civilian honour.  The Cabinet’s resolution and homage recalled Tata’s contribution to the country’s economic growth and constructive social work. “Industry takes the country towards development. But to achieve the goal, one needs the highest degree of patriotism and commitment to society. In Ratan Tata’s passing away, we have lost a great social worker, visionary and patriot,” it said, adding that Tata will continue to be a lighthouse for the next generation of entrepreneurs and industrialists. Sources said the PM’s emissary and Union Home Minister Amit Shah, who attended Tata’s funeral on Thursday, was aware of the pitch raised in the real and virtual world.   Raj writes to PM From among non-ruling parties, the president of Maharashtra Navnirman Sena, Raj Thackeray, wrote a letter to PM Narendra Modi, saying that the government should have conferred the Bharat Ratna on Tata when he was alive. “My party and I feel and expect that he will be declared as the Bharat Ratna posthumously. I don’t think that all Indians want something else.”
